In my experience, the starting point for most courts is about two weeks from the date of service of the actual eviction order.
An actual eviction for nonpayment of rent would be a legitimate item, but an unmeritorious lawsuit brought by a landlord solely for "arm-twisting" would not.
A large number of notices seeking possession, the first step in obtaining an eviction, together with a number of actual evictions have also been carried out.
